All Apartments:
- Rent includes gas hot water heat and expanded basic cable.
- Residents pay electricity and telephone.
- Security deposit is 1 month’s rent.
- Apartment lease is 1 year.

Rates effective April 1st, 2012
Meals
Meals are available for Sherman Oaks residents at Sherman Oaks Manor. Breakfast and Dinner are served in the dining room and are available on a pay-as-you-go system, or you can be billed monthly. You may dine in or take out. Menus will be posted ahead of time for residents to make their selections. Delivery to the apartment is available for a small delivery fee.
- Breakfast is served 7:30am-9:30am. Lunch is served daily 12pm-1pm. Dinner is served seven days a week. Doors open at 4:45pm with service until 6pm. You have your choice of 2 entrees plus soup or salad, potato, vegetable, roll, dessert and beverage (no tipping).
- Beverages include: Coffee, Hot Tea, Milk, Iced Tea, Lemonade and Juices.
Security Deposit
Security Deposit is equal to one month’s rent. Cat security deposit is an additional $100 plus a $10 fee added each month to your rent.
Carports
Carports are available. The monthly rent is $35 and includes a
10’x4’ locked storage room.
Intercom Entrance
At our front door you will notice an intercom panel on the sidewall before you enter the building. This lists each apartment number. Guests may punch in your apartment number to announce their arrival and you can release the door from the convenience of your apartment.
Housekeeping
Our housekeeping service is available for an additional fee. If you desire housekeeping services please call the office and the Housekeeping Crew Leader will set an appointment with you to review the services you desire. At that time you will be given an appropriate fee for your schedule.
Social Activities
Activities and outings are organized through the Manor with many of the events held in our community room, a comfortable gathering place for our residents. Our community room is also available for our residents own special occasions at no charge. Call the office to book use of this room. Catering is also available through our kitchen at affordable prices.
Smoking
Sherman Oaks is a smoke free community as of 2011. All incoming residents sign a smoke-free lease. Smoking is only permitted outdoors or in those apartments who were under lease prior to this date. If you are seeking a smoke free building or hall way please make that request to our office and we can put you on our waiting list for a smoke free building.
Philips Lifeline AutoAlert
Sherman Oaks is committed to the well being of our residents. As part of this commitment each apartment in the Manor is equipped with Philips Lifeline AutoAlert. All residents are welcome to purchase this service especially if they live alone. The service is available at a low monthly fee. For more information on this service call our office for details.
